At The Silos Accommodation, we believe everyone deserves clear, accurate information to help them determine whether our accommodation is suitable for their individual access needs.

We are committed to providing honest and detailed accessibility information so guests can make informed decisions before booking. About the Accommodation

The Silos Accommodation is a luxury, off-grid retreat created within a converted grain silo on a working sheep and cropping farm in the Riverina region of New South Wales.

As the accommodation has been developed within the original silo structure, some architectural features create inherent access limitations that cannot be altered without compromising the building's integrity.

Arrival & Parking

  • Private on-site parking is provided immediately adjacent to the accommodation.

  • The parking area is generally level and offers ample space for standard passenger vehicles.

  • Guests walk a short distance from the parking area to the entrance.

  • The accommodation is accessed via a brick-paved pathway.

  • The pathway has a textured surface and may be uneven in places, as is typical of outdoor brick paving.

  • Surrounding the brick pathway is compacted crushed granite and loose stone. Following periods of rain, guests are encouraged to remain on the brick pathway, as the granite surface may become softer underfoot.

  • A small step is required to access the timber deck from the pathway.

  • Guests who use mobility aids or have questions about the pathway or access are encouraged to contact us prior to booking. We are happy to provide additional information to help determine whether the accommodation is suitable for their individual access needs.

Entrance

  • The entrance is accessed from the timber deck.

  • A small threshold lip is present at the entrance doorway.

  • Entry is via a 1.2m wide sliding doorway.

  • Self check-in is available.

Internal Layout

The accommodation is split across two levels.

Ground Floor

Includes:

  • Living area

  • Kitchen

  • Dining area

  • Bathroom

Loft Bedroom

The bedroom is located on the upper level.

Access to the loft bedroom is via:

  • 15 internal stairs.

  • Stair access only.

  • No lift or platform lift is available.

Guests must be able to safely ascend and descend the staircase independently.

Bathroom

The bathroom includes:

  • Standard width sliding doorway.

  • Lip to access bathroom from living space.

  • Walk-in shower with overhead and hand shower.

  • Step over bathtub.

  • Standard-height vanity.

  • Standard-height toilet.

The bathroom does not include:

  • No hoist, transfer equipment or access ramp is available to access bathtub.

  • Grab rails.

  • Fixed shower seating.

  • Adjustable-height fixtures.

Outdoor Areas

Outdoor facilities include:

  • Private wood-fired hot tub.

  • Outdoor seating areas.

  • Fire pit.

  • Working farm surrounds.

Access to these areas is via outdoor pathways, four steps, or sloping pathway down to firepit/hottub area.

Wood-fired Hot Tub

The hot tub requires guests to:

  • Climb 3 steps grab rail on steps only.

  • Step over the side of the tub.

  • Use the built-in internal seating.

  • Enter and exit independently.

No hoist, transfer equipment or access ramp is available.


Farm Environment

The Silos Accommodation is located on a working family-owned sheep and cropping farm.

Guests may encounter:

  • Uneven natural ground.

  • Grassed and gravel surfaces.

  • Livestock.

  • Farm vehicles and machinery operating.

  • Seasonal weather conditions.

  • Native wildlife and insects.

As with any rural property, environmental conditions may vary throughout the year.

Vision

The accommodation includes:

  • Good natural lighting during daylight hours.

  • Internal lighting throughout all guest areas.

  • Large windows providing natural light and views across the surrounding farmland.


Hearing

There are no hearing augmentation systems installed.

Guests are welcome to communicate with us via phone call, email or SMS before and during their stay if this is their preferred method of communication.


Sensory Considerations

The Silos Accommodation offers a private, self-contained retreat in a quiet rural setting. Many guests choose to stay for the peaceful environment and opportunity to disconnect from everyday life.

Guests may experience:

Sound

  • Natural farm sounds, including birds, sheep and other wildlife.

  • Occasional sounds from farm machinery or vehicles operating during daylight hours.

  • Wind, rain and other natural weather conditions, which may be more noticeable due to the type of building with tin roofing and cladding, and the rural location.

Light

  • Large windows throughout the accommodation provide abundant natural daylight.

  • Minimal surrounding artificial lighting creates very dark night skies, making the property ideal for stargazing.

  • Outdoor lighting is provided around the accommodation for evening use.

  • Block out blinds installed in the upper level. Floor to ceiling diffused light curtain across main door and large upper level window.

Smells

  • Seasonal farming activities may result in natural rural odours, including livestock, hay, soil and crops.

  • Smoke may be present when using the indoor fireplace, outdoor fire pit or wood-fired hot tub.

Touch & Surfaces

  • Guests will encounter a variety of indoor and outdoor surfaces, including timber decking, brick paving, compacted crushed granite, grass, wood chips, stone gravel, and natural ground.

  • The accommodation includes natural materials such as timber, stone and exposed steel, reflecting the original grain silo structure.

Guests with sensory sensitivities or specific environmental requirements are encouraged to contact us prior to booking. We are happy to provide additional information to help determine whether the accommodation is suitable for their individual needs.

Allergies & Environmental Considerations

As a working farm, guests may encounter:

  • Grass and pollen.

  • Dust.

  • Livestock.

  • Insects.

  • Seasonal agricultural activities.

Wood fires are used in:

  • The indoor fireplace.

  • Outdoor fire pit.

  • Wood-fired hot tub.

Food & Dietary Requirements

Meals are included with every stay.

With advance notice, we can cater for many dietary requirements, including:

  • Vegetarian.

  • Gluten free.

  • Dairy free.
